Situation and Description

This property occupies a most prominent and prime position on the corner of Victoria Street and Hyde Road in central Paignton just a short walk from both the mainline rail station and bus station.

 

Designed in the late 1800’s, by Architects Hyame & Hogben Victoria Street Paignton as the link from the old town (Winner Street) to the railway station and seafront.

Construction of the scheme was we understand started in 1887, coinciding with Queen Victoria’s Golden Jubilee, finishing around 1891 and was largely funded by local entrepreneur Arthur Hyde Dendy.

Waycotts moved from Winner Street around this time to the corner property 51 Victoria street hence the name “Waycotts Corner”.

On the night of 4/5th July 1952 the building was engulfed by an accidental catastrophic fire. Due to post second world war rationing of building materials only partial reconstruction was completed with the upper partially rebuilt upper floors built as offices and now known as Waycotts Buildings.

The building has always been in multi let retail use on the ground floor with offices on the upper floors from the 1950’s.

Victoria street is the prime shopping area of Paignton with many national and regional retailers present including Boots, Costa Coffee, TG Jones, Tesco, Specsavers, Vodaphone, Warrens Bakers and Greggs.

The upper floors have until recently been let on a room-by-room basis as offices but are now being sold with vacant possession.

The building offers tremendous scope for investors developers and owner occupiers.

Maybe it’s time for someone to reinstate the building to its former original glory.

Our clients engaged CBA architects of Torquay to obtain a tenant led change of use for the upper floors. Application P/2023/0051 for the “Change of use of first and second floor office space with ground floor access to a language school. New and replacement windows and doors and formation of bin store with associated works” was granted conditionally on 7th May 2024.
